New Listing in Zionsville

Check out my newest listing in the Preserve at Spring Knoll in Zionsville.  This 4 bedroom, 2 1/2 bath home is pristine and has it all:  new appliances, sprinker system, formal and casual living areas, office, bonus room, and a large, immaculate basement that is perfect for an exercise room or play area for the kids (tricycle track in the winter?  arts and crafts studio?). Very conscientiously maintained plus a home warranty--no worries for this lovely home.  Give me a call at 457-9350 for more details or to schedule a private showing.

Good News in Real Estate!

The Indiana Association of Realtors released their report for January 2012, and the news is encouraging.  Statewide, closed home sales are up 13.9% year over year, looking at January 2011 and January 2012.  And even with pricing pressure from foreclosures, the median price is up 1%.

Locally, things are looking toward a recovery, too.
  • In Boone County closed sales are up 11.4% and the median price is up 3.7% year over year.
  • In Hamilton County closed sales are up 36.1% and the median price is up 5.3% year over year.
If you've been thinking of selling, call me at 457-9350 for a consultation.  Sales are up, yet inventory remains low with only 268 active listings in Zionsville and 613 active listings in Carmel.  That is good news for sellers!

Building a Home? You Need a Realtor!

This is a repost, but due to a crazy week in real estate, the importance of  having a realtor with you when you walk into a builder's model home cannot be understated.

Emily Zucker, Carpenter Realtors: Building a Home? You Need a Realtor!: Are you surprised by that? Many people don't realize the value of a realtor when building a home. Their two main fallacies are: first, th...

Looking at homes...and cocker spaniels

I've been pretty busy out on showings.  The home buying bug is in the air.  Was it the spring-like weather during the week of the Super Bowl?  Is it the still low interest rates?  Whatever the reason, I'll take it because there's nothing like seeing someone's face light up when they find their home.

In the spirit of perusing homes, and I have been looking at a lot lately, take a look at some interesting listing pictures I saw recently:

Best of Zionsville

Wow, third year in a row!  Thank you  for this special honor for my office!

Why Wait?

Did you know there are 261 homes for sale in Zionsville?

If 261 seems like a lot to you, consider that Zionsville usually has between 600 and 700 homes for sale.

What does this mean to you?  If you've been thinking about selling, get on the market now to avoid the spring rush and take advantage of less competition.

Overall, there are about 10,000 fewer homes for sale in central Indiana than there were last year at this time.

Call me and I'll help you get the process started!

Color of the Year

There is it, Pantone's color of 2012, Tangerine Tango.  I think it's a happy color, and in my opinion, is a great color to represent the feeling of optimism that I sense for the new year. Is it just me, or do you get that feeling, too?  Almost everyone I've talked to is so pumped about the new opportunities for a fresh start this new year.

So how to use this color to make a fresh start in your home?  Well, check out these gorgeous designs, all by Palmer Weiss of San Fransisco, that use tangerine in pops of color. How could you not smile walking into these rooms?
